LM has served as the construction consultant for hundreds of lenders and investors on thousands of construction projects. These projects have ranged in size from smaller, freestanding retail stores with 3- to 4-month construction periods to larger, mixed-use high-rises that have multi-year construction periods.
In performing our pre-construction Document Reviews, we evaluate the adequacy of the construction documents, including conformance to governing codes and current design practices. With our pre-construction Cost Reviews, we analyze the adequacy of the hard cost budgets and make recommendations concerning the levels of contingency considered necessary based on project size and type, completeness of the project documents, and experience of the project participants. During the construction period, our focus is on construction quality, conformance of the construction work to the approved plans and specifications, adherence to schedule, and adequacy of construction costs. Our periodic Field Reports, with color photographs, convey our observations and recommendations to our clients.
